Millburn/Short Hills Information 

“A small town feeling with a sophisticated population”. That is how Millburn/Short Hills has been described by its residents. The combination of great schools, easy access to New York City (or “the city” as commuters refer to it), and a wonderful blend of housing styles, all contribute to the appeal of the area. Having lived here for over 25 years, I consider myself a transplanted Manhattanite who found the best of both worlds. Both my children went through the school system from Kindergarten to 12th grade and went on to the colleges of their choice. My involvement on various township organizations and boards has given me a great deal of knowledge about the town that is very helpful when listing and selling properties. I also have great contacts for recreation, service people and other local resources that new residents need.

Millburn Township had a population of 19,765 according to the 2000 census and is located in the southwester corner of Essex County covering about ten square miles. The Township is easy to reach via the midtown direct line of NJ Transit, the Garden State Parkway, NJ Turnpike, and is also convenient to Routes 24 and 78. 

Millburn Township has an excellent school system. New Jersey Magazine has ranked the Millburn Township school system among the top 3 school districts in the state. In addition, Township schools also received a national ranking as having one of the most academically challenging high schools in the country, offering many advance placement courses to students who excel in those classes 

The township was named "Millburn" in 1857, as a tribute to a local mill built on a stream, with "burn" being the Scottish name for "stream." Shortly after 1870, Stewart Hartshorn, inventor of the roller window shade, decided to make his home here and to enter the real estate business to establish an "ideal community." He purchased and resold much of the "short hills" area and adopted the Indians' name for his community. Today, Short Hills remains an area of Millburn Township. 

The Township offers a wide variety of recreation programs, including a Community Pool and a Par 3 Golf Course, making the community appealing for families. In addition, Millburn Township has many fine restaurants, a movie theater, the Hilton Short Hills, rated by AAA as a Five Diamond Hotel, and a wide variety of cultural events, including the renowned Paper Mill Playhouse and the Cora Hartshorn Arboretum and Bird Sanctuary. 

Millburn Township is unique in that it offers upscale, high-end, Fifth Avenue shopping along with quaint small town shopping of a traditional downtown. The Mall at Short Hills, located on the western side of the Township, is a beautiful regional shopping center in which many fine shops and stores are located. The downtown and local shopping areas offer a variety of unique specialty shops, service-based businesses, and professional offices. 

Millburn is comprised of the historic Wyoming district, and South Mountain and Millburn Center areas. Short Hills contains the sections of Knollwood, Glenwood, Brookhaven, Country Club, Merrywood, Deerfield-Crossroads, Mountaintop, White Oak Ridge, and Old Short Hills Estates.

Many sellers think that the price of their home is determined solely by what they are willing to accept and what the buyer is willing to pay. However, there is one more variable that can affect the sale of a home assuming that a bank loan is involved -- the lender's appraisal.

To protect the interest of their investors, the buyer's mortgage lender hires a licensed appraiser to give an independent, objective opinion of what the property is worth. The appraiser compares the house with similar homes in the neighborhood that have recently sold. Square footage, amenities and the condition of the home are taken into account. Renovations and home improvements made by the seller usually add value to the home, while defects such as needed repairs or code violations decrease the property's value. The seller's real estate agent can provide the appraiser with up-to-date information about neighboring homes that have sold to support the seller's asking price.
